Property Search & Viewings

Define Your Budget
Establish your full budget, including the property price plus approximately 10–13% to cover taxes, notary fees, and other purchase costs in Spain. If you require financing, we recommend speaking with a mortgage broker early in the process.
Obtain an NIE Number
A Spanish NIE (Número de Identificación de Extranjero) is legally required for all property purchases. We explain the available options and guide you through the most convenient and efficient way to obtain it, ensuring this essential step is completed without delays.
Property Due Diligence
All legal and administrative checks are carried out through a registered estate agency to confirm the property is free from debts, charges, or legal issues. This protects you as the buyer and ensures the purchase can proceed safely and smoothly.
Make an Offer & Sign a Reservation
Once you’ve chosen your property, you submit an offer and sign a reservation agreement. A small deposit typically around 1% of the purchase price secures the property and removes it from the market while the next steps are prepared.
Sign the Private Purchase Contract
The Private Purchase Contract (Contrato Privado de Compraventa) is then signed. At this stage, a 10% deposit is usually paid. This contract is legally binding for both buyer and seller and confirms the agreed terms of the sale.
Completion at the Notary
The final deed of purchase (Escritura) is signed before a Spanish Notary. The remaining balance is paid, ownership is officially transferred, and the keys to your new property are handed over.
After‑Sales Service
Our support continues after completion. We assist with transferring utility contracts (water, electricity, internet), setting up local services, and offering guidance on taxes and property management whenever needed.
